Before starting a project, it is advisable that you take stock of the condition of your property and carry out some form of property condition assessment. To help you gauge what this would involve and to understand other preparatory works ref. to our FREE e-book ( https://lnkd.in/dvEyxbJB ).


Why?


Because the contractor will only price what they know and will not have allowed, in their budget and program of works, for other than what is reflected in the tender documents. This is not because they don't care but because, in order to be competitive, they need to cost the same information that others will.


Over the years many clients have asked whether the contractor will pick up and address anything they come across during the refurbishment works within the contract sum and programme. And of course, the answer is not necessarily. 


Regardless of whether the contractor is skilled to do those works, when it comes to a refurbishment, not everything can be pre-empted (not even once the contractor has been selected) and hence contractors will require their additional work and time to be compensated. 


Furthermore , one should never assume that the contractor will be able to expand their scope as they go, because they are likely to have lined up another project after yours and doing so might require employing additional labourers. 


This is why it is important to take the time to carefully consider the condition of your home and to reflect the works required in the scope you will ask contractors to cost.
